## Position Summary
The Client & Project Delivery Manager / Quantity Surveyor is responsible for managing the delivery of luxury residential villa projects from contract execution through design development, construction, handover, and defects liability.
The role serves as the primary client representative while overseeing project coordination, quantity surveying, contract administration, cost control, variation management, payment administration, and construction reporting. The position ensures client expectations, project budgets, contractual obligations, construction progress, and company objectives remain aligned throughout the project lifecycle.
- ## Key Responsibilities
- Client Relationship Management
- • Act as the primary point of contact for clients throughout the project lifecycle.
- • Manage client communications, approvals, variations, concerns, and project updates.
- • Build strong client relationships while managing expectations and resolving issues professionally.
- • Ensure a high level of customer satisfaction and confidence throughout project delivery.
- Project & Design Coordination
- • Coordinate client selections, design changes, upgrades, and variations with internal and external stakeholders.
- • Assess feasibility, cost, programme, and construction implications of proposed modifications.
- • Manage RFQs, site instructions, approvals, and change implementation.
- • Facilitate communication between clients, consultants, contractors, and project teams.
- Construction Monitoring & Reporting
- • Monitor project progress, milestones, procurement, and site activities.
- • Prepare client progress reports, photographs, videos, and programme updates.
- • Coordinate and communicate delays, risks, and Extension of Time (EOT) matters where applicable.
- • Translate technical construction information into clear client-facing communication.
- Quantity Surveying & Commercial Management
- • Prepare and manage budgets, cost plans, RFQs, estimates, and variation pricing.
- • Review contractor and supplier quotations and assess value for money.
- • Monitor project costs, profitability, and commercial risks.
- • Verify progress claims, milestone payments, and variation costs.
- Financial & Contract Administration
- • Coordinate milestone invoicing, payment tracking, and financial reporting.
- • Assist with CAM fees, sinking funds, utility deposits, FF&E payments, and additional works invoicing.
- • Administer contractual obligations, variations, notices, and project documentation.
- • Maintain compliance with contract requirements and company procedures.
- Risk & Project Delivery
- • Identify and manage project risks relating to programme, cost, procurement, quality, and client satisfaction.
- • Escalate critical issues and recommend mitigation strategies.
- • Support the successful delivery of projects through to handover and defects liability completion.
- ##Qualifications & Experience
• Degree or Diploma in Quantity Surveying, Construction Management, Engineering, Architecture, Project Management, or a related discipline.
- • Minimum 5 years' experience in construction, property development, project management, quantity surveying, or contract administration.
- • Strong understanding of residential construction, cost management, and project delivery.
- • Experience with variations, budgeting, procurement, and contract administration.
- • Excellent communication, negotiation, and stakeholder management skills.
