Gandia Villages is a fast-growing property development and property management company based in Bali.
We develop premium villas, manage long-term rental properties, and work with international investors through several PMA companies. Our objective is to build a highly efficient finance department that supports the company's sustainable growth.
- We are looking for an experienced
- Finance Manager
- who will take full ownership of the Finance, Accounting and Tax Department.
This is not a routine accounting position. We are looking for a professional capable of building systems, creating procedures, improving financial controls and becoming a strategic partner for management.
Position Summary
The Finance Manager will be responsible for the complete financial operation of the company, including accounting, taxation, budgeting, cash flow management, payroll administration, BPJS compliance and financial reporting.
The successful candidate will organize and lead the Finance Department, implement internal controls, improve financial processes and ensure compliance with Indonesian regulations while supporting the company's long-term financial strategy.
- Key Responsibilities
- Finance & Accounting
- Manage the complete accounting cycle.
- Prepare monthly and annual financial statements.
- Ensure timely month-end and year-end closing.
- Supervise Accounts Receivable, Accounts Payable and General Ledger.
- Perform bank reconciliations and financial controls.
- Monitor company cash flow and liquidity.
- Prepare financial forecasts and annual budgets.
- Develop management reports and financial KPIs.
- Tax & Compliance
- Prepare and submit all Indonesian tax obligations accurately and on time.
- Ensure full compliance with Indonesian tax regulations.
- Manage tax audits and communications with government authorities.
- Identify legal tax planning opportunities to optimize the company's tax position.
- Monitor changes in tax legislation and implement necessary adjustments.
- Payroll & HR Administration
- Supervise payroll preparation.
- Manage BPJS Kesehatan and BPJS Ketenagakerjaan administration.
- Ensure compliance with employment regulations related to payroll and statutory obligations.
- Property Development
- Control construction project budgets.
- Monitor project costs and profitability.
- Review contractor payments.
- Support financial planning for new developments.
- Property Management
- Control financial performance of long-term rental properties.
- Monitor rental income and operating expenses.
- Prepare owner statements and financial reports.
- Control management fees and operational costs.
- Support profitability analysis of managed properties.
- Department Management
- Build and implement Finance & Accounting Standard Operating Procedures (SOPs).
- Design efficient financial workflows.
- Establish internal controls to reduce errors and financial risk.
- Detect accounting and tax issues proactively and implement corrective actions.
- Improve department efficiency through automation and process optimization.
- Coordinate with auditors, tax consultants, notaries, banks and government institutions.
- Support management with financial analysis and strategic decision-making.
Requirements
- Essential
- Bachelor's Degree in Accounting or Finance.
- Minimum
- 8 years of experience
- in Finance & Accounting.
- Experience in
- Property Development, Construction or Property Management
- Strong knowledge of Indonesian accounting standards.
- Excellent knowledge of Indonesian taxation.
- Experience managing BPJS administration and payroll.
- Experience preparing complete financial statements independently.
- Experience developing accounting procedures and internal controls.
- Experience leading finance teams.
- Strong analytical and problem-solving skills.
- Excellent organizational skills.
- Ability to work independently with minimal supervision.
- Professional working proficiency in English.

- Experience working in PMA companies.
- Experience working with foreign investors.
- Experience with construction project accounting.
- Experience in financial planning and budgeting.
- Tax Brevet A & B (Brevet C is an advantage).
- Experience with Accurate, Xero or similar accounting systems.
- Knowledge of LKPM reporting.
