Qualifications
- Minimum
- 5 years
- of experience in quantity surveying within the construction industry.
- Minimum
- 3 years
- of experience in a senior-level quantity surveying role.
- Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- Proven experience managing the commercial aspects of large-scale building, industrial, infrastructure, or mixed-use construction projects.
- Fluent in written and spoken English.
- Experience working with/for EPC, design-and-build, or main contractor organizations.
- Experience working in Japanese Company
- Willingness to travel and work at project sites as required.
- Excellent analytical and problem-solving skills.
- Strong negotiation and contract management skills.
- Leadership and team management capability.
Technical Competencies
- Strong knowledge of quantity take-off and cost estimation.
- Professional membership or certification (e.g., MRICS, AIQS, CIOB, RICS, or equivalent) is an advantage.
- Experience in preparing Bills of Quantities (BOQ), cost plans, and tender documents.
- Sound understanding of construction contracts (FIDIC, JCT, NEC, or equivalent).
- Strong knowledge of procurement and subcontract management.
- Experience in project budgeting, forecasting, and cost control.
- Knowledge of construction methods, materials, and project execution.
- Experience using QS software such as CostX, Cubit, Candy, Buildsoft, or equivalent ERP/commercial systems.
Responsibilities
- Lead the quantity surveying function for assigned construction projects.
- Prepare accurate cost estimates, project budgets, and cost plans.
- Review drawings, specifications, and tender documents.
- Prepare and evaluate tender submissions and subcontractor quotations.
- Negotiate contracts with subcontractors and suppliers.
- Monitor project costs and ensure projects remain within approved budgets.
- Manage progress valuations, interim payments, variations, extension of time (EOT), claims, and final accounts.
- Prepare monthly commercial reports and cost forecasts.
- Identify commercial risks and recommend mitigation strategies.
- Ensure compliance with contractual obligations and company procedures.
- Coordinate with project managers, engineers, consultants, clients, and subcontractors.
- Mentor and supervise junior quantity surveyors.
