- 📍 Location: Jakarta (covering Jabodetabek & major cities expansion)
- 🎯 Job Overview
Kami mencari Site Development SPV / Staff yang agresif, analytical, dan memiliki network kuat untuk mencari, menganalisa, dan mengamankan lokasi-lokasi strategis (mall, office tower, TOD, hospital, dll) guna mendukung ekspansi outlet Jiecha secara cepat dan profitable.
- 🔧 Key Responsibilities
- 📍 Site Sourcing & Analysis
Mencari dan mengidentifikasi lokasi potensial
- Mall (prime & emerging)
- Office tower
- TOD (MRT/LRT area)
- Hospital & lifestyle hub
- Melakukan survey lapangan & mapping area
Menganalisa
- Foot traffic (weekday vs weekend)
- Demografi & target market
- Kompetitor sekitar
- 📊 Feasibility & Financial Analysis
Membuat proyeksi
- Sales per lokasi
- Break Even Point (BEP)
- ROI outlet
Menghitung
- Rent to revenue ratio (target ideal 10–15%)
- Memberikan rekomendasi layak/tidaknya lokasi
- 🤝 Leasing & Negotiation
Melakukan negosiasi dengan
- Mall management
- Landlord / developer
Handle
- LOI (Letter of Intent)
- Lease agreement
Mengamankan
- Lokasi strategis dengan terms terbaik (rent, service charge, MG, dll)
- 🏗️ Project Coordination
Koordinasi dengan
- Design & construction
- Operation team
- Legal
Memastikan
- Timeline opening sesuai target
- Handover lokasi clear & siap fit-out
- 📈 Expansion Planning
Menyusun pipeline ekspansi
- Short term & long term
- Monitoring performa lokasi existing
- Memberikan insight untuk strategi ekspansi
- ✅ Qualifications
- 🎓 Background
- Minimal S1 (semua jurusan, prefer Business / Management / Property)
Pengalaman minimal
- 3–5 tahun (SPV)
- 5–8 tahun (Manager)
Di bidang
- Site Development / Expansion / Leasing (F&B / Retail)
- 💡 Skills & Competencies
- Strong analytical & financial understanding
- Negotiation skill yang kuat
Memiliki network luas di
- Mall leasing
- Property developer
- Mampu membaca potensi lokasi (data + instinct)
- Cepat, proaktif, dan target oriented
- ⭐ Preferred
- Pengalaman di brand F&B chain (beverage lebih diutamakan)
- Pernah handle ekspansi multi-outlet
- Familiar dengan trend brand seperti Mixue
- Memahami positioning brand Gen Z & lifestyle retail
