Responsibilities
- Lead the search, evaluation, acquisition, and development of logistics real estate assets across Indonesia.
- Identify and evaluate land, warehouses, logistics facilities, and industrial properties for expansion.
- Conduct site assessment, valuation, feasibility analysis, negotiation, and transaction execution.
- Assist in financial modelling and investment evaluation using DCF, IRR, NPV, and other investment indicator
- Prepare investment analysis, investment memos, and land acquisition documentation.
- Monitor land regulations, foreign investment requirements, taxation, OSS, BPN processes, and logistics industry developments.
Coordinate with legal, tax, engineering consultants, developers, landlords, and other external parties to manage transaction risks and compliance.
- Coordinate with internal Engineering, Operations, Finance, and Legal teams throughout the project lifecycle.
- Support post-investment management, development, and project implementation.
Requirement
- Minimum 5 years of experience in property investment and/or development.
- Minimum 2 years of experience in logistics and warehouse real estate; industrial property, factory, or plant experience is also relevant.
- Proven experience in at least one successful logistics asset or land transaction.
- Strong understanding of real estate investment, valuation, financial analysis, and investment returns.
- Practical experience with land acquisition and delivery processes in Indonesia.
- Familiar with land-use regulations, OSS approval, and BPN processes.
- Strong negotiation, stakeholder management, and cross-cultural communication skills.
- Fluent English is required for business communication and reporting.
- Mandarin/Chinese language ability is an advantage.
- Willing to travel frequently and be based in Indonesia.
